The tower is a commercial, speculative shell and core project maximum G+50, comprising a seven storey parking podium with retail and office space.

The tower, with a typical floor plate of 1800 m2, is conceived as two wings which are connected with a core zone resulting in three distinct elements. The two wings contain the office spaces which afford spectacular views across the DMC development, over Port Rashid across the Gulf and towards the mainland. The core element is distinct amongst commercial developments as it allows natural light in on both the east and west edges, which results in a bright space again affording great views across Dubai. Splitting the floor plate into two wings allows for flexibility in the planning of the floor plates which results in a mix of space planning typologies.

The main form generators for the Commercial Tower deal with short range and long range views and the movement of the sun. Notions of the movement of waves, the wind, palms and light have all played a part in helping to define the formal strategy for the building. The larger landscape strategy is based on the idea of a series of nodes which act as points of collection and distribution within the pedestrian realm.
