The tower was envisioned as an elegant mixed-use building developed on 32 floors plus 3 podium levels above the ground floor level. The programme accommodates 161 apartments on 23 levels and an additional 7 floors for offices above the podium floors.
A swimming pool facility was introduced on level 8, creating a buffer between the two different uses.
The lower-level office floors have access to a garden terrace which serve as an expansion area and social space.
A perimetral colonnade forms the access to the retail units and an additional basement floor has been added to provide additional parking for the retail customers and office visitors.
The golf clubhouse was designed to reflect a modern interpretation of a traditional dhow in full sail capturing the essence of Dubai's seafaring traditions and the majesty and simplicity of the lateen-rigged dhows as they sailed up and down the coastline of Dubai.
